Olivia Prime

The worldbox clothing retail chain is opening its first office in Gdańsk. The company will occupy nearly 1,300 sq m in the Olivia Prime building, part of the Olivia Centre complex. The tenant was represented in the location selection and leasing process by the advisory firm ITRA Poland.

worldbox (formerly kaes) offers sportswear and casual apparel. Its assortment includes products from renowned brands such as Adidas, Puma, Reebok, 4F, Kappa, Converse, Vans, Guess, Quiksilver, Hunter and Crocs. The company currently operates 150 multibrand stores across Poland and plans to expand its network to 1,200 locations by 2030.

The new office, located on the 11th and 12th floors of Olivia Prime, provides a panoramic view of the Gulf of Gdańsk, the cliffs of Orłowo, the Sopot marina, and the Tricity Landscape Park. ITRA Poland advised the tenant in identifying the ideal office space and during the lease negotiation process.

“When advising the client, our goal was to find a location that would not only be functional and well connected, but also support the dynamic development of the brand’s product teams,” said Błażej Kucharski, Managing Director of Regional Markets and Head of Tricity Office at ITRA Poland. “Top-level technical standards, a terrace with a view of the Bay of Gdańsk, and the extensive amenities offered by Olivia Business Centre together create a unique working environment. Olivia Prime meets the highest standards of BREEAM and WELL HEALTH-SAFETY certification, which played a key role in the decision-making process,” he added.

Olivia Prime is a modern Class A office building located at the heart of the Olivia Centre complex, in the geographical center of the Tricity and in the contemporary part of one of Gdańsk’s oldest districts – Oliwa. The building consists of two interconnected sections with approximately 55,000 sq m of office and retail space across 15 floors. Each floor features loggias, terraces and outdoor galleries. Nearly 400 parking spaces are available in the underground garage, along with extensive cycling infrastructure. The location near Grunwaldzka Avenue provides convenient access to all parts of the city. The Gdańsk Przymorze-Uniwersytet SKM station and tram stops are only 500 meters away, while travel by car to Gdańsk Główny railway station or Gdańsk Airport takes around 15 minutes.

“We are very pleased to welcome worldbox to the Olivia Centre community. Olivia was created precisely for fast-growing projects that require flexibility. Among our residents are many companies that began with just a few desks in temporary or serviced spaces within the O4 Coworking zone and then scaled their businesses while staying within the same complex. Our goal is to provide the best environment for long-term business development and to create a place where employees feel comfortable, build relationships, develop passions, or simply spend enjoyable time after work. This is why Olivia offers unique features such as Olivia Garden, a year-round tropical garden, a rooftop terrace with a pizzeria on the 32nd floor, numerous cafés, restaurants, a canteen, shops, and the interactive entertainment center Pixel XL. We are also strongly committed to community-building – our dedicated team runs over a dozen interest clubs, including a choir, yoga, sailing club, and a football league. Up to 1,700 events take place here each year, ensuring that everyone can find something for themselves,” said Michał Klepczyński, Lease Department Director at Olivia Business Centre.

Olivia Prime is part of Olivia Centre – the largest multifunctional business complex in the Tricity – which also includes the upcoming Olivia Pulse residential tower. The complex features multimedia conference centers, coworking zones, a medical center, restaurants, cafés, a fitness club, a kindergarten, and numerous additional amenities that support business comfort and daily convenience.

The worldbox retail chain is part of MKRI, based in Malbork, and is a brand within the CCC Group – one of the largest European footwear and apparel groups. CCC Group operates in 23 markets, managing around 1,200 stores and a strong e-commerce presence under the banners CCC, HalfPrice, eobuwie, MODIVO, worldbox, and Boardriders. CCC S.A. has been listed on the Warsaw Stock Exchange since 2004.
